Terms of Service

These Terms govern use of Leaster, a United States rental-search service provided by S.H. Watkins and Associates, Oregon, United States. By creating an account or using Leaster, you agree to these Terms. You must be at least 18, reside in the United States, and be legally able to enter a contract.

What Leaster Does

Leaster is an automated rental search and organization aid. It helps users define search rules, retrieve available listing information, organize and score matching results, save listings, and review search history. Leaster is not a real-estate broker, property manager, landlord, tenant-screening service, financial advisor, legal advisor, or real-estate advisor.

Listings come from third parties and may be incomplete, inaccurate, delayed, changed, removed, or unavailable. Before making a rental decision, independently verify availability, rent and other pricing, fees, lease terms, deposits, property condition, amenities, pet rules, parking, owner, manager, or broker information, and any other material listing information directly with the appropriate owner, manager, broker, or listing source.

Leaster does not guarantee listing availability, completeness, accuracy, a response from an owner or manager, rental approval, housing availability, successful lease placement, savings, or any particular result.

Accounts and Permitted Use

Keep your account credentials confidential and provide accurate account information. Your account is for your own lawful rental-search use and may not be sold, transferred, shared outside your household, used to evade or bypass service limits, scrape or overload services, attempt unauthorized access, commit fraud, impersonate another person, or support unlawful or discriminatory housing decisions.

Hunt Pass, Live ZIP Searches, and Billing

The Leaster 30-Day Hunt Pass costs $6.95 as a one-time purchase. It provides 30 days of access and 20 included Live ZIP Searches. It is not a subscription and does not renew automatically. Each ZIP code submitted in a live search uses 1 Live ZIP Search, with a maximum of 4 ZIP codes per individual live search. Sample Data uses zero Live ZIP Searches.

If you buy another Hunt Pass while the current one is active, 30 days are added from the current expiration and another 20 included Live ZIP Searches are added. Existing remaining searches are preserved. If the prior Hunt Pass has expired, the new 30-day period begins at the successful purchase time, and unused searches from the expired period do not return.

While a Hunt Pass is active, you may make a one-time purchase of an exact whole-number quantity of additional Live ZIP Searches for $0.50 each. The minimum is 2 searches ($1.00), and the maximum is 100 searches per Checkout. Additional searches do not extend the Hunt Pass, do not increase the 4-ZIP maximum per live search, and expire unused when the associated Hunt Pass expires.

Included Live ZIP Searches are used before additional purchased searches. A failed or unsubmitted provider request is handled under Leaster's existing restoration and idempotency controls; deleting stored run or listing records later does not restore a search that was submitted to the provider.

Prices exclude applicable taxes. Taxes may be calculated or collected where configured. Stripe processes payments, and Leaster does not store complete payment card numbers.

A Hunt Pass or additional-search purchase is granted only after successful payment confirmation. An incomplete or failed one-time Checkout does not create access or searches.

Refunds are discretionary, reviewed case by case, and subject to rights that applicable law does not permit these Terms to limit. Stopping use does not create an automatic prorated refund. Refund and search-balance mechanics are described in the Refund & Credit Policy.

Third-Party Services

Leaster depends on services such as Stripe, external listing providers, hosting, and email delivery. Provider outages, hosting outages, Stripe outages, maintenance, email interruptions, and other third-party service interruptions may temporarily affect Leaster, billing, email, or live searches. Those providers control their own availability, coverage, limits, pricing, and policies.

Suspension and Termination

Leaster may suspend or terminate access for fraud, payment disputes, unauthorized sharing, security abuse, unlawful conduct, or a material violation of these Terms. A chargeback or payment dispute may result in temporary account or paid-feature suspension while the matter is investigated. Where practical, Leaster will provide notice and a reasonable opportunity to correct a non-urgent violation. You may contact support to dispute a suspension.

Availability and Changes

Leaster is provided on an "as is" and "as available" basis using commercially reasonable efforts, without an uptime guarantee. Features, limits, prices, and these Terms may change. Material changes should be communicated before they apply, except where urgent security, fraud, or legal action is required.

Liability and Disputes

To the extent permitted by law, S.H. Watkins and Associates is not responsible for indirect, incidental, special, consequential, or lost-opportunity damages arising from Leaster or third-party listing information. Any direct liability is limited to amounts paid for Leaster during the preceding 12 months, while preserving rights that cannot legally be waived.
