Terms of Service

These Terms govern use of Leaster, a subscription service provided by S.H. Watkins and Associates. By creating an account or using Leaster, you agree to these Terms. You must be at least 18 and legally able to enter a contract.
What Leaster Does
Leaster assists with rental searches by storing rules, retrieving Sample Data or available external-provider listing data, organizing results, scoring matches, and letting you save or export listings. It is an automated search aid, not a broker, property manager, tenant-screening service, appraisal, or legal, financial, real-estate, or housing-advice service.
Listings come from third parties and may be incomplete, inaccurate, delayed, changed, or no longer available. Leaster does not guarantee listing availability, price, terms, condition, landlord response, housing approval, placement, savings, or results. You are responsible for independently verifying each property, listing, landlord, lease term, neighborhood, and legal obligation.
Accounts and Permitted Use
Keep your account credentials confidential and provide accurate account information. Your account is for your own lawful rental-search use and may not be sold, transferred, shared outside your household, used to evade limits, scrape or overload services, commit fraud, impersonate another person, or support unlawful or discriminatory housing decisions.
Subscription, Credits, and Billing
Leaster Monthly is $14.95 per month and renews automatically until canceled. It includes 16 live ZIP search credits per billing period, with up to 4 ZIP codes per live search. Each ZIP code searched uses 1 live credit; Sample Data searches use zero live credits.
Leaster Live Credit Top-Up 4 adds 4 credits for a one-time $5.99 payment. Leaster Live Credit Top-Up 8 adds 8 credits for a one-time $9.99 payment. Top-Ups require an active Monthly subscription and expire six calendar months after purchase. Monthly credits are used first, then unexpired Top-Up credits in earliest-expiration order.
Stripe processes payments. Leaster does not store complete card numbers. You may cancel through the Stripe Customer Portal; access continues through the applicable paid-through date. Refund and credit mechanics are described in the Refund & Credit Policy.
Third-Party Services
Leaster depends on services such as Stripe, external listing providers, hosting, and email delivery. Those providers control their own availability, coverage, limits, pricing, and policies. Service interruptions may temporarily affect billing, email, or live searches.
Suspension and Termination
Leaster may suspend or terminate access for fraud, payment disputes, unauthorized sharing, security abuse, unlawful conduct, or a material violation of these Terms. Where practical, Leaster will provide notice and a reasonable opportunity to correct a non-urgent violation. You may contact support to dispute a suspension.
Availability and Changes
Leaster is provided on an "as is" and "as available" basis using commercially reasonable efforts, without an uptime guarantee. Features, limits, prices, and these Terms may change. Material changes should be communicated before they apply, except where urgent security, fraud, or legal action is required.
Liability and Disputes
To the extent permitted by law, S.H. Watkins and Associates is not responsible for indirect, incidental, special, consequential, or lost-opportunity damages arising from Leaster or third-party listing information. Any direct liability is limited to amounts paid for Leaster during the preceding 12 months, while preserving rights that cannot legally be waived.
Contact support@shwatkins.com first so the parties can try to resolve a concern informally. Oregon law and appropriate Oregon state or federal courts apply, subject to rights that applicable consumer law does not permit these Terms to change.
